Do You Really Need A Real Estate Agent?

Many of today’s home sellers ask the million dollar question, “Should I go For Sale By Owner (FSBO) or hire an agent?” With the seemingly endless options to sell on your own, it’s not unreasonably to think solo is the way to go. While doing the hard work yourself may save you an agent’s commission, it may cost you more in the long run.

Agents Known The Local Market

Real estate agents are well-versed in local market conditions.  Most agents will perform a Comparative Market Analysis to give you an idea of what comparable homes have recently sold and, perhaps more importantly, what comparable homes are currently on the market.  Agents have a deep understanding of recent market trends and can quickly identify the strengths and weaknesses of your home.   Unfortunately for most sellers, a simple “Google Search” of what buyers are looking for will prove of little value. It’s important to work with local agents who are intimately familiar with the local market.

The Necessity of Negotiation

Sellers understand that negotiation is often required for a successful sale.  For many, emotionally detaching from the sale of their home is often difficult.  An experienced agent will help guide you through this emotional process while insuring the parties do not lose sight of the overall goal.   Also, an agent is your advocate, which is especially useful when someone must be the “bad guy” in a transaction, preventing tension between the buyer and seller which may kill the deal.

The Legal Maze

We’ve all heard the traditional legal maxim that “ignorance of the law is no excuse.”  Not surprisingly, this applies to unrepresented Sellers in real estate transactions, too.  Illinois law requires many disclosures to potential buyers. An experienced agent will help ensure compliance with all federal, state and local laws relating to the transaction. Failure to comply with the law is a serious concern and one that many For Sale By Owner sellers naively dismiss.

After a long day at the office, you get the kids, run through the drive-in, and frantically hurry home in time for your showing.
